Irene Luke of Savills Monaco was delighted to co-host an event at private members club Crem in Monaco on 23 April. Kelcie Sellers of Savills World Research spoke about global trends generally  and the Monaco residential market in particular: Savills Monaco launched its annual market report to an audience of around 45 Monaco based clients/ contacts. And Charlie Walsh as co-host, spoke enthusiastically about The OWO Residences by Raffles and introduced this special project in London to an international gathering.

Savills Prime Residential Index: World Cities

Savills Prime Residential Index: World Cities monitors the performance of prime residential property across 30 global cities; tracking capital, rental and yield values. Average growth in 2023 was 2.2% for capital values, while rents grew at 5.1% on average.

In a year of global economic volatility, residential property has defied expectations and remained resilient, with positive capital value growth seen across many of our World Cities markets in 2023. In times of uncertainty, real estate is often viewed as a safe store of wealth.

The year ahead is the year of elections, adding an additional layer of uncertainty to the outlook. Globally, there are elections taking place in almost 70 countries, accounting for over 40% of the global population and making up over 60% of the world's economic output. As such, we are expecting lower, but still positive, levels of capital value growth in 2024. Some cities are forecast to outperform, with Sydney and Dubai leading the pack.

Savills Monaco Partners with Club Vivanova, Gavin Sharpe, Porsche and Bremont Watches

Savills Monaco has had a busy time on the rental front recently and is keen to hear from any owner interested in renting out his/ her apartment. There is demand for all types but the larger the better!

Savills Monaco is delighted to be sponsoring an event to be held on 14 November in the Fairmont, in collaboration with Club Vivanova. Gavin Sharpe, entrepreneur and executive and leadership coach, will be taking us on a journey, learning about  being an exceptional business leader in extraordinary times. It looks to be entertaining and will certainly be lively.

L’Èze Harmonies will take place in Eze village on the 2nd, 3rd and 4th June 2023. It is a musical festival offering various concerts in various magical venues throughout the hilltop village of Èze:

Friday evening sees Smoking Josephine, a string quintet, in the Exotic Garden;

Saturday evening ,we have various opera singers in the streets of the old village, with a candlelit concert afterwards in the Exotic Garden given by Thibault Cauvin, a fantastic young classical guitarist;

And Sunday evening finishes with a recital by Stéphane Degout ( baritone) and Cedric Tibergien (pianist) in the wonderful gardens of the Chèvre d’Or.

The main organiser, Rémy Mathieu, is himself an opera singer and came back to live in his home town of Èze 2 years ago. With his friend Nicolas Cousin, a fantastic percussionist , they decided to create a festival to share their passion for classical music with an audience, who perhaps, are not familiar with this genre. So the festival was created for the first time last year and was a fantastic success. The village of Èze, provides the  perfect backdrop for this musical festival and Savills and Burgess are very much looking forward to the events this year .

The Resilience of the Rock - Monaco’s Property Market Weathers the Global Storm

2020 is drawing to a close and we are taking stock of this extraordinary year. Monaco is still open for business though who would have imagined a year ago that we would be wearing masks outdoors and dispensing with the usual handshakes when meeting someone? 

The year has been deeply troubling and 2021 may well throw up further surprises. The world is a different place for sure. What has been heartening in our line of business is to see how resilient the real estate market in Monaco has been, despite lockdowns, curfews and travel restrictions. We are still open for business and November has seen interest from all quarters.

The official stats for the first six months of 2020 came out some time ago: the third quarter’s figures are not yet published. Interestingly the number of re sales (i.e. properties over 5 years old) for the second quarter of 2020, was absolutely identical to the number completed in the second quarter of 2019, and this despite the 2020 lockdown. Pretty remarkable…

And demand continues. We are seeing a good number of requests for smaller investment properties: studios or one beds. There is quite a good selection on the market currently, possibly because previously occupants have decided to rent or buy larger properties post-lockdown. And we believe that the right smaller property can take on value even in difficult times, particularly if it can be renovated and made into a turnkey property. 

The apartment we have for sale in Le Bristol is a case in point. It is located on the Grand Prix circuit and nicely refurbished, it makes a great rental property.
